The moment you enter The Fairglen you have an immediate feeling of spaciousness in what is a modestly sized house (in square feet) on a modestly sized lot (35ft wide). And, in our opinion it is most probably the best designed house on that size lot in the whole of Ottawa.
The sense of space depends not only good design with sensitivity to sightlines, but also to actual dimensions. The square foyer is more generous than many. And, from the utility point of view, everything has been located in precisely the right place.
The coat closet is exactly where it should be - on the right or left of the front door. And you are immediately confronted by a graceful circular staircase in the best position to impress the character of the house on visitors immediately they enter. It possesses a 2-storey curved well which is open to the upper level. And also key is that it can be admired from inside the Living Room.
This powder room is larger than average. And it's unlike the experience of walking into a dark little closet, and having to switch on a light to see what you're doing, as, sadly, is still the case with the homes of many builders.
Its as if many home builders consider the toilet as an afterthought, by locating it where other people in the living area can hear every move and sound, or in a dark corner, or close to eating areas. Minto brought us out of the Dark Ages two decades ago, when every one of their designs automatically located the powder room precisely where it should be. And at the time many other builders followed suit to compete favourably. Now it seems to be Phoenix who are strictly following civilized customs. Other builders will have to watch and emulate them.
The Fairglen provides a separate Dining Room close to the kitchen, as is customary. There is a reasonable size Breakfast Room and a fairly typical Family Room with gas fire and a Cathedral Ceiling - with an outlook through windows to a covered Deck.
Walk up the elegant circular staircase, and right next to them at the top, in the best place, is a laundry room where all the bed linen, clothes and towels can be placed.
The great French architect of the 1920s, Le Corbusier, believed that all homes should be designed as machines for easy living - so perhaps the designer of The Fairglen is an admirer of his, although Phoenix's designer provides more "soul", to presenting all the elements of a "home", rather than merely a "machine".
There is a luxury en-suite bathroom off the master bedroom. And a charming and useful feature - a generous square balcony leading off of the third bedroom. This special feature becomes even more convenient in the 4-bedroom layout of The Fairglen, where Bedroom 3 can act as a Study or Home Office.
Those who do any work at home know there has to be a special, dedicated work space. And it has to be light and comfortable and sufficiently roomy to make your work easier and enjoyable. But you need to get up and stretch occasionally and take a break! What better way than to be able to saunter out onto the adjoining oversized balcony, and be distracted for a time by a different scene altogether, while you have a coffee break outside, or - in the summer months - cool refreshment in the shade.
Phoenix provides 3 quite different elevation designs for The Fairglen. Elevation 'A' features what look like French Doors that lead from that potential Home Office onto the balcony. In fact one door is fixed, but it is a design feature that balances the two long windows of the Living Room on the floor below. The front of the house is not only broken up by the projecting balcony over the front door, it is also harmoniously balanced by a pair of arched windows in the bedroom beside it, above the 2-car garage, which has a cathedral ceiling (and dormer roof). Matching windows are repeated on the side of the garage. A low stone wall at the height of the window sills creates an attractive contrast against the vertical siding used on the rest of the house - creating an elegant effect of Regency stripes. Elevation 'B' uses brick and stucco instead. There are pretty shutters on traditional windows, and more decorative windows in the room above the garage. A small oval window - as usual, always in the right place - adds to the tasteful feminine touch.
It is clearly evident that a great deal of thought and care and appreciation have gone into the design of The Fairglen - not only in contriving the most effective use of space to make the home attractive and elegant to live in, but also in creating a dignified exterior of which any owner could be proud.
Whether inside or out, the house possesses balance, harmony and good taste - all features that are not so easy to find in Ottawa at this price level. A typical design touch is the row of windows across the top of the garage doors, in spite of the fact that - from a utility point of view - ample light is already provided from outside by the windows along the side. It has been included to enhance the unique character and charm of The Fairglen, when other builders would very likely not have bothered, or balked at the extra cost as unnecessary.
In short, The Fairglen offers you intelligent and graceful design at an affordable price. A 4 bedroom option is also available if you prefer it. The choice is yours.
