You may have already had a go at searching on HomesExplorer™ to find out what you can buy in Ottawa for the lowest possible outlay - particularly if you are a first-time home buyer. Fortunately for you, there are certain Ottawa builders who had you in mind when they designed their recent projects.

For example, my search for a 1-bedroom apartment in Barrhaven (South-West Ottawa) in the price range of $140,000- $160,000 turned up just two possibilities. Both were built by Tartan Homes. Both are in Havenlea. The Moccacchino from $147,900 and their Con Panna from $152,900.

Havenlea

Both are Terrace Homes. But if you were searching for a 2-bedroom apartment, you could choose any one of four designs from $145,900. There's The Cafe au Lait, The Cappuccino, The Macchiata, and the Mocha Cafe. All are by Tartan in Havenlea. No wonder they named their Terrace Home series of designs "Java Homes!"

Tartan are particularly good at building inexpensive homes for first-time buyers. Few builders seem to be interested in semi-detached houses nowadays, but Tartan offers a whole range - which we'll describe another time, since they bring us into a slightly higher price level.

Domicile

If you use the same search criteria for the Central area of Ottawa you may find only one apartment in Domicile's Dwell apartment building - unless their Unit #308 is already sold!

Domicile specialize in either converting old buildings in urban areas closer to the core into Loft and conventional apartments or building new Low Rise apartment blocks on small parcels of land known as "infills."

So do Charlesfort, whose current offerings at The Gardens, The Moorcroft and The Glasgow are all downtown. But they are in a more luxurious category, and therefore more expensive.

And since the demand for locations closer to the downtown core are in great demand, they don't last long.

Minto

There are no new 2-bedroom apartments available in that price range closer to downtown, at the present moment. Nor are there any in Kanata North. But there are 2-bedroom Terrace Homes available in the west, in Emerald Meadows, by Minto Developments.

At least, there is one design! $155,900 could buy you a Connecticut. There is nothing in that price range in either Ottawa South or south-east, at present.

But, in Minto's Avalon community in Orleans, there is The Radcliffe from $151,400.

Upwardly Mobile

If you want to "buy up" - because Terrace Homes rarely if ever provide amenities, and parking is generally outdoors - you'll have to fork out a little more. But that won't be much more on your monthly mortgage payments anyway.

And there are other types of relatively inexpensive homes to choose from. Fortunately, some builders - like Urbandale and Richcraft - specialize in them.

All that Jazz!

Urbandale's Jazz Homes series in Village Green includes 3 apartment designs, and each has its own individual 1-car garage from $175,900 - in expensive Kanata, yet!

Check out the details on HomesExplorer™ of their Acappella, The Duet and The Harmony. Note: The first two include a Den. The third one has a Loft.

Edenvale Court

Richcraft's Edenvale Court in Village Green includes 5 designs. It too has Terrace Homes. They include The Cloverdale from $177,000. It is a 2-storey apartment with its own 1-car garage. And there is a mixture of Lofts and Townhouses.

There is The Aberdeen, The Arlington Loft, The Wessex Townhouse, and the Wessex Ultra Townhouse. But, since that one brings us into the $224,000 price range, we'll stop right there.
