The Nautilus Apartment by Charlesfort Source : Charlesfort Developments |
This breathtaking view at sunrise or at night is generally underrated. But anyone who habitually crosses the river to and from home and work in the city by the Champlain Bridge is continually regaled by the pleasure of glancing eastward towards the slowly changing view in all seasons.
But the view to the west is also engaging, with its dense high-rise apartment buildings rising in and around Lincoln Heights.
Ambiance is defined in the dictionary as "atmosphere." It is a special characteristic only sometimes associated with Ottawa home builders. One builder who is evidently acutely conscious of this element is President Doug Casey of Charlesfort Developments.
He has taken full advantage of the panoramic views from this soon-to-be-built tower situated on Richmond Road and overlooking the delightful mature green stretch of the Ottawa Parkway, the glistening river beside it, and the hazy Gatineau Hills beyond, by providing owners with a rooftop garden and terrace to enjoy.
The layout of the Nautilus is almost, but not quite, square. Dare we point out that it is close to the "perfect" shape or so-called "Golden Ratio" of 1.61803399 - otherwise known as Phi ? Phi is short for the Ancient Greek sculpture Phidias, who is considered to have discovered the perfect ratios formed by the human body and other natural forms and landscapes. Rediscovery of his secrets by Renaissance artists and architects such as Leonardo daVinci led to recognition of the "Golden Rectangle" as a "perfect" form.
Entry from the south-west corner sets you down into a short corridor with a coat closet handily nearby and a bathroom right next to it. The second bedroom lies to your right, with its own private balcony featuring a delightful view of the sun rising over the city in all seasons, and in all daily and nightly moods. In other words, ambiance!
A view of the main rooms in the apartment is directly up front, where that short hallway leads into an almost open space which draws the eyes immediately to the north and a dramatic view of the Ottawa River and the rising foothills beyond.
The centre of the golden rectangle is like the navel of daVinci's Vitruvian Man. It features the island of an open kitchen, with room for three bar stools facing a snack or cocktail bar served from the open L-shaped kitchen. A dining room situated between the bar and a north-facing balcony takes full advantage of the river view.
Adjacent to it, on the east side of the apartment, is a spacious corner living room. Since it features large windows on two sides, views both north and east dominate the main living space. And, tucked away beside it - but sheltered from the kitchen by a partition wall - is a den with a splendid view east to the city.
The rest of the apartment is taken up on the west side by a master suite with a riverside view from the bedroom. It contains a walk-through closet into a four-piece en-suite private bathroom.
The size of this apartment, at well over a thousand square feet, (1339 ft²), is amply sufficient to provide a spacious comfort level even for the most ambitious. Added to that, of course, are the panoramic views that instantly open up the north and east perspectives. Full advantage has also been taken of enlarging the perception of space so that the Nautilus appears to be even bigger than it actually is.
Its special features and luxury finishes include the two balconies, 9ft ceilings, hardwood & ceramic floors, granite counter tops, a study, and the roof garden and terrace. And of course there are the standard features for luxury condominium apartments - heated parking, insuite laundry, ensuite bathroom, walk-in closet, 5 Appliances and central air conditioning.
For all the benefits described, and more, we had no hesitation in awarding this design at The Continental our five star design award for excellence. In addition to meeting all seven of our special design criteria, it is amply deserved by the designer's skills in creating a unique ambiance by exploiting its prime location and its magnificent views to the full.
With all that in its favour, it came as no surprise to learn that both the Nautilus facing north and east, and the Nautilus 11 facing north and west, were already pre-sold on all floors before the officially declared opening of Charlesfort's sales centre!
But, if our description and praise have whetted your appetite, there are 15 other superb designs - both smaller and larger than the Nautilus - to choose from; many of which are not yet sold.

Why buy an Ottawa new home from an Ottawa home builder, rather than a Resale
:
FAVORABLE PRICING
Competition among Ottawa home builder's makes new homes less likely to to overpriced. Ottawa New homes are easy to compare with others in the market equating apples to apples. The homes are the same age and options are declared up front with a breakdown of prices for comparative shopping.
NEW HOME WARRANTIES
Ottawa New home buyers are assured of a warranty on the home itself and on major appliances, including air conditioning and heating systems. Today's Ottawa home builder's extend the Tarion warrenty, which includes structural elements.
HOMESITE SELECTION
Location, location, location. Being able to select just the right new home community and lot is almost as important as choosing the right home for your life-style. Ottawa home builders offer a wide selection of lots including golf course locations, waterfront, rural, estate lots and more.
LATEST MATERIALS
Low maintenance is one of the most important features of new homes being built today in Ottawa. New technologies and building materials are virtually maintenance free, especially on the exterior. Homeowners no longer have to worry about painting every 3 to 5 years.
ENERGY EFFICIENCY
A new home built today is required by law to meet stricter energy codes than homes built in the past, when codes either didn't exist or were much more lenient. Many Ottawa home builder's use materials that are designed to exceed the strict limits to produce future savings for home owners.
COMPATIBLE NEIGHBORS
In most new Ottawa communities buyers will be moving in with neighbors that, in general, have similar circumstances. In older communities, new-comers may have more difficulty fitting-in to the already established social setting.
SIMPLIFIED FINANCING
Securing financing is the major obstacle to home ownership. Most Ottawa home builder's have done the leg work for you. They have researched the best rates for their specific type of Housing, with established lenders that know the products.
